Smithgate is a once in a generation regeneration opportunity, and one of Wolverhampton’s most exciting and important new places.
An economic engine for Wolverhampton
Smithgate is central to Wolverhampton’s plans to strengthen its city centre, attract investment, and increase footfall, supporting both new and established businesses.
By bringing new residents and visitors into the heart of the city, Smithgate aims to support the local economy and unlock further opportunities for investment and growth.
Smithgate targets to create hundreds of jobs during construction and operation, as well as supporting many more jobs over the long term.
Smithgate is a major opportunity to invest in our city centre, create new homes, and new spaces for our community to enjoy. It is a chance to grow our economy and shape a new neighbourhood of which we can be proud. ECF is the ideal partner, and we will work together to deliver. ”

Sustainability
True placemaking is about social, environmental, and economic regeneration – investing in communities and creating genuine mixed-use neighbourhoods.
Smithgate targets to minimise its impact on the environment with thoughtful design and innovation, while maximising the long-term sustainability of the communities in which we work.
At Smithgate this may include a focus on delivering a low-carbon neighbourhood with homes which are well insulated and could be equipped with the latest technology to lower carbon emissions, helping where possible, to minimise bills for residents.
Delivery in partnership
ECF – a public-private partnership made up of L&G, Homes England, and Muse – is delivering Smithgate, working together with City of Wolverhampton Council.
ECF brings together Homes England’s ambition to deliver regeneration and more affordable housing, L&G’s proficiency and experience in investing in transformative real estate and infrastructure, and Muse’s expertise delivering urban regeneration.
Smithgate is part of Wolverhampton’s long-term strategy to draw people into the city, boost footfall, elevate the city centre’s offer, and grow the local economy. Planning consent was granted for Smithgate in 2024.
