Delivery at a transformative scale

Smithgate is the centrepiece of Wolverhampton’s economic strategy.

As the city’s largest brownfield regeneration opportunity, it is a rare chance to reimagine how Wolverhampton city centre works, feels, and functions.

Smithgate will bring new life, activity, and confidence to the heart of the city. It builds on multi-million pound investments being made by City of Wolverhampton Council in connectivity and public realm across the city centre.

By creating a mixed-use, well-connected, and people-focused neighbourhood, Smithgate will accelerate Wolverhampton’s economic, civic, and cultural renewal.

A new destination for the city

Designed around a renewed Market Square, Smithgate will become a major new destination in Wolverhampton.

New retail opportunities will create a vibrant destination that supports the city’s existing offer while attracting new visitors, residents, and businesses.

Carefully designed public spaces will encourage people to linger throughout the day and into the evening, while new homes will bring year-round energy and activity.

These homes, shops and restaurants will breathe new life and vibrancy into a corner of the city that always had so much more to offer. The scheme will be a springboard for new growth and provide hundreds of badly needed new homes. I’m backing regeneration schemes like this one in town and city centres across our region as part of my Growth Plan to fire up our economy, raise living standards and provide the homes people need and deserve.

Already delivering

Smithgate is already moving from vision to reality.

With planning consent secured in 2025, the first phase – 331 new homes at Bicycle Works – is currently being delivered.

Smithgate has already attracted over £80m in public and private investment, including support from the West Midlands Combined Authority. This reflects strong confidence in Smithgate’s ambition and deliverability.

Sustainability

Smithgate has been designed to deliver lasting social, environmental, and economic value for Wolverhampton.

Through low-carbon construction methods, highly energy-efficient homes, and smart building technologies, Smithgate will reduce emissions and help residents keep energy bills low.

New green spaces and enhanced biodiversity will bring nature back to the city centre, improving environmental resilience and quality of life.
